Half Street Wins Local NAIOP Best Urban Office Award

Fifty-Five M Street SE, the office component and first phase of Half Street, a planned mixed-use property in Washington, D.C., has been awarded “Best Urban Office over 150,000 Square Feet” by the Maryland/DC chapter of the National Association of Industrial and Office Properties.
Buildings located in the District of Columbia and three surrounding counties in Maryland that were completed in 2009 and 2010 were eligible to enter the NAIOP Maryland/DC chapter’s Ninth Annual Awards of Excellence competition.
Completed in the spring of 2009, 55 M Street SE was jointly developed by Monument Realty and MacFarlane Partners. It is located directly above the Navy Yard Metro underground-rail station at Half and M Streets, SE, one block north of the Nationals Park baseball stadium along the Capitol Riverfront and less than a mile southeast of the U.S. Capitol.
The nine-story building has 279,000 square feet of office space and 14,000 square feet of street-level retail space. It has earned the U.S. Green Building Council’s Silver Leadership in Energy and Environmental Design (LEED) certification for its strategic, sustainable design and green innovation. Major tenants include the District of Columbia’s Department of Transportation and the Federal Aviation Administration.
Future phases of the Half Street project are expected to include multifamily residential units, additional street-level retail space and a boutique hotel, all of which will be built between the 55 M Street office building and Nationals Park.
MacFarlane Partners made the investment on behalf of MacFarlane Urban Real Estate Fund II, its institutional real estate fund that invests in development, redevelopment and repositioning projects in urban and high-density suburban areas nationwide.
