Ribbon-Cutting Ceremony Celebrates Opening of Sedona|Slate

June 19, 2013

Arlington County (Va.) officials joined The JBG Companies and others this morning at a ribbon-cutting ceremony to celebrate the opening of Sedona|Slate, a sustainable mixed-use community in Rosslyn, Va., that has been developed by JBG in partnership with MacFarlane Partners.

The Sedona|Slate towers, standing side-by-side at 15 and 12 stories, offer 474 distinctive apartment homes, along with 12,500 square feet of retail space, at 1510 and 1530 Clarendon Boulevard in Arlington, Va. Located just three blocks from the Rosslyn Metro station – which provides access to light-rail transit to points throughout the Washington, D.C., metropolitan area – the community is the first residential development in Arlington County slated to earn LEED Gold certification.

It also is a prime example of a successful mixed-income community. Approximately 12% of the units at Sedona|Slate are designated as affordable housing for low- and moderate-income residents. The 55 designated affordable units are fully leased. To date, about 70% of the 271-unit Sedona, the first tower to be completed, has been leased. Slate, with 203 units, will be completed in July.

Sedona|Slate’s LEED Gold certification (Leadership in Energy and Environmental Design) from the U.S. Green Building Council was awarded in part for its use of wind-power renewable energy credits, high-efficiency water fixtures, programmable thermostats, low-VOC paints and adhesives, light-colored roofing materials and Energy Star® appliances. In addition the community is smoke-free, bicycle friendly and close to employers and retail venues. Residents with hybrid and fuel-efficient vehicles also will enjoy preferred parking in a 427-space, below-grade garage.

“Sedona|Slate is the kind of community that needs to be part of Arlington County’s future—sustainable, transit-oriented and with an affordable component,” said Walter Tejada, chairman of the Arlington County Board of Supervisors.

The apartments offer spacious floor plans with plank flooring, stainless-steel appliances, moveable kitchen islands, Corian countertops, floor-to-ceiling windows, expansive bathrooms, front-loading washers and dryers, and penthouses with 10-foot ceilings.

Sedona|Slate also offers residents generous amenity spaces, including an outdoor park with grilling stations and outdoor seating. Each tower has a lounge-style club room with a bar, large-screen television sets, and billiards tables. Each also has a roof-top pool, sundeck and fitness center with spectacular views of the skyline. In addition, each building lobby features a 24-hour concierge and daily refreshment service.

Sedona|Slate is part of a multi-site portfolio of operating properties and development projects located in the Washington, D.C., metropolitan area that is jointly owned by MacFarlane Partners and The JBG Companies, one of the region’s leading real estate companies.

MacFarlane Partners made the investment on behalf of MacFarlane Urban Real Estate Fund II, its institutional real estate fund that invests in development, redevelopment and repositioning projects in urban and high-density suburban areas nationwide.
