Anthology Earns NAHB Best Mid-Rise Apartment Community Honors

Anthology, a nine-story residential building located in the popular H Street Corridor neighborhood of Washington, D.C., has been named Best Mid-Rise Apartment Community of 2017 by the National Association of Home Builders Multifamily Council as part of the trade group’s annual Multifamily Pillars of the Industry Awards program.

Developed by a joint venture between Jair Lynch Real Estate Partners and MacFarlane Partners, Anthology consists of 307 rental apartments and 10,000 square feet of ground-floor retail space nestled between two mid-rise office buildings. The Lynch-MacFarlane venture acquired all three properties, which occupy the entire southern side of the 600 block of H Street NE, in 2011. It then demolished a one-story office building located on the Anthology site and began construction of the apartment project in 2014.

Anthology, which was sold shortly after it was completed in 2016, features a “raw industrial design that accentuates H Street’s authenticity,” according to its Multifamily Pillars of the Industry profile. Key amenities include a rooftop pool deck with a grilling area and unobstructed views of the U.S. Capitol (less than a mile to the southwest), a fitness center, an indoor/outdoor clubroom, and an exterior courtyard with a projection screen.

Apartments are designed in a variety of studio, one- and two-bedroom floor plans. Living units feature hardwood-style flooring, open layouts, floor-to-ceiling windows, ceilings that are at least nine feet high, granite countertops, ENERGY STAR kitchen appliances, and full-sized washers and dryers. Parking is available in an underground garage.

Anthology’s street-level retail space is fully occupied by a coffee shop, fast-casual restaurants and a pet store. The property also has achieved bronze-level certification under the National Green Building Standard residential-building rating system

The H Street Corridor, which fell into decline in the 1960s and 1970s, is undergoing a major transformation and has emerged in recent years as one of the most vibrant nightlife destinations and attractive neighborhoods in the District of Columbia.

A Whole Foods Market that opened in 2017 is located across H Street NE from Anthology and a number of other commercial and residential projects in the immediate vicinity have been completed recently or are under construction. In addition, the new H/Benning Line, the first segment of D.C.’s new streetcar system, runs 2.4 miles along H Street NE from Union Station, one of the busiest underground-rail stations in the D.C. region’s Metrorail public-transit system, east past Anthology to the Anacostia River.

MacFarlane Partners invested in Anthology and Jair Lynch Real Estate Partners on behalf of its Emerging Managers Fund I, which sought to acquire equity stakes in early and mid-stage real estate operating and development companies, nurture their growth, and provide them with investment capital for their real estate strategies. The fund’s objective was to incubate the next generation of real estate talent and enable them to fully manage real estate assets for institutional investors.

In addition to winning the Best Mid-Rise Apartment Community Award, Anthology was one of four finalists for the Best Mixed-Use Community Award. The annual competition is judged by a jury of knowledgeable peers, each of whom has a proven record of success in various facets of the multifamily industry.
